Siding cost, accounting for all material

Our goal recently has been to add more clarity and detail to our Construction Cost Sheet. At the same time, we want to make sure that it doesn't get too bulky and only includes the most important detail. However some detail I find necessary to make sure we are accounting for all costs in our budget.

Take siding for example, see our current costs for hardie siding;

Hardie siding (M): $350 - $450 per square

Install hardie siding (L): $300 - $450 per square

When you call up a supplier to get their price for hardie siding, they may give you something like $328 per square for the siding alone. However, there can be $100 per square worth of extra material in trim, soffit, fascia, wrap, nails, etc. 

Without enough detail on our construction cost sheet, this distinction can be overlooked or confusing. We decided that we are going to make this clear in our next construction cost sheet update by adding a little more detail...

Hardie siding (siding only) (M): $300 - $425 per square

Trim, soffit, fascia, wrap, nails, etc. (for hardie/LP siding) (M): $75 - $125 per square

Hardie siding material (siding, trim, soffit, nails, etc.) (M): $350 - $450 per square

Install hardie siding (L): $300 - $450 per square

This is not only an important detail for the cost sheet, but it is also important to note for all rehabbers. This extra material can either be overlooked, or underestimated, which could cost you thousands. Regardless of how you decide to detail this in your budget, make sure that this is accounted for.
